What Bhubaneswar Properties is

Bhubaneswar Properties is a managed brokerage, not a listing portal. We do not simply publish adverts and step aside — we verify each property, handle contact between the parties, and stay involved through the transaction. That is the service you are agreeing to.

Your account

• You must give accurate information and keep it current.
• You are responsible for what happens under your login. Tell us immediately if you lose control of it.
• One person, one account. Do not share credentials.

If you list a property

• You confirm you are the owner or are authorised in writing by the owner to list it.
• The details, photographs and documents you provide must be true and relate to that property.
• The listing goes live only after our verification. We may decline to publish, and will tell you why.
• You must tell us promptly if the property is sold, withdrawn, or its status changes.

Listing a property that is not yours, or misrepresenting one that is, may be a criminal offence as well as a breach of these terms.

Commission

Two models apply, and you will always be told which one applies to your transaction before it completes:

• Markup — where Bhubaneswar Properties lists above your asking price with your agreement, our earning is the difference. You receive your full asking price.
• Standard— the seller pays 2% of the final sale price and the buyer pays 1%. The buyer's 1% is waived if they take a home loan through a Bhubaneswar Properties partner bank.

Your commission breakdown is visible in your Seller Hub. If a figure there does not match what you were told, contact us before completing.

Contact routing

All communication between a buyer and a seller passes through Bhubaneswar Properties. Attempting to circumvent this — for example by putting a phone number in a listing photograph or description in order to deal directly — is a breach of these terms and may result in the listing being removed.

Paid promotion

A paid promotion buys placement and reach only. It does not change how a listing is verified, does not imply Bhubaneswar Properties endorses the asking price, and does not guarantee a sale. Promoted listings are labelled as such to buyers. Fees are for the period purchased and are not refundable once the promotion has started running, unless we fail to deliver it.

Services

When you request a service, Bhubaneswar Properties arranges a vetted professional and remains your point of contact. Scope and price are confirmed with you before work begins. Timelines shown in the catalogue are estimates, not commitments.

What we do not promise

• Our verification is thorough but it is not a legal guarantee of title. For a binding opinion, use our title verification service or your own advocate.
• Valuations, calculators and price trends are estimates to help you think, not financial advice.
• We do not guarantee that a property will sell, or sell at a particular price.

Suspension

We may suspend or close an account that submits false information, tries to bypass contact routing, harasses another user or our staff, or uses the platform unlawfully.

Governing law

These terms are governed by the laws of India, and the courts at Bhubaneswar, Odisha have exclusive jurisdiction.
