Most property websites are noticeboards. They collect listings, sell your number to whoever pays, and leave you to work out whether the person calling is genuine. Bhubaneswar Properties is not that. We verify what goes up, we handle the conversation, and we are accountable for how the transaction goes.
Why we built it this way
Buying property in Bhubaneswar usually means handing your phone number to a portal and then fielding calls for months from people who have never seen the plot. Selling usually means the same in reverse. The information that matters — is the title clean, does the layout have approval, is there a case running — is the information nobody volunteers.
So we inverted it. The company sits inside every transaction. That costs us more to run than a noticeboard, and it means we cannot list everything. We think that is the right trade.
Neither side gets the other’s number
Every call, message and enquiry is routed through us. It is the single decision the rest of the platform is built around — it removes the off-platform pressure that most property fraud depends on, and it means nobody gets chased by strangers after browsing.
Nothing is published until it is checked
A field agent visits and photographs the site. Ownership papers are collected and reviewed. The seller’s identity is verified. Only then does a listing appear in search. There is no “owner-direct, unverified” tier here, because that tier is where buyers get hurt.
You are told what we earn
Either we list at your price and take 2% from you and 1% from the buyer, or we list above your price with your agreement and keep the difference — in which case you receive your full asking price. Which one applies is written in your dashboard before anything completes.
What we are honest about
Our verification is thorough, but it is not a legal guarantee of title — for that you want a formal opinion, which we can arrange or you can get independently. Our valuations and calculators are estimates meant to help you think, not advice. And we operate in Bhubaneswar only; if someone tells you otherwise, it is not us.
